Beware of common scams that are making the rounds. If a deal sounds too good to be true, it usually is.
Usually the crooks will offer to take over the deed and offer to pay you a lump sum when the house is sold. What they usually do is rent the place out for a while, collecting the money, only to later allow the bank to foreclose.
Phony counseling agencies also exist. Basically they charge you fees without doing anything, or doing things you could do yourself.
Do your research, don't sign anything without showing it to a lawyer and you'll keep yourself out of trouble.
